As the structure rises to its 112m height in Pune, our team is actively proving that complex structural detailing and high-speed construction can happen simultaneously through the power of IMPACT Software.
Project Overview & Scope
Located in the heart of Pune, this commercial project stands as a testament to modern engineering. The structure’s sheer scale required a meticulously planned precast strategy combined with advanced structural systems.
- Height: 112 Meters
- Configuration: 2 Basements + Ground Floor + 7 Podium Levels + Amenity Floor + 16 Office Floors.
- Structural Systems & Key Precast Elements:
- REP Technology: The main columns and beams utilized the REP system, integrated seamlessly with precast elements.
- Horizontal Members: Core beams, Hollow Core Slabs (HCS), and Prestressed Solid Slabs (PSS).
- Vertical Members: Precast Shear Walls (Structural & Non-structural).
- Ancillary Components: Precast Staircases.
The Challenge: Complexity at Scale
High-rise commercial buildings require diverse functional requirements at different levels—from expansive parking in the podiums to specialized amenity zones and open-plan office spaces. These shifting requirements lead to intricate detailing hurdles, especially when ensuring seismic resilience in a precast framework. Integrating the REP technology with standard precast elements demanded exceptionally close coordination to ensure structural integrity across different systems.
The Solution: Leveraging IMPACT Software
To manage this complexity, our team utilized IMPACT software, a specialized BIM tool for the precast industry. IMPACT allowed us to move beyond standard 2D limitations, providing:
- Seamless Modelling & Detailing: We maintained a simultaneous workflow where modelling and detailing happened in tandem, ensuring that the structural “skeleton” always matched the architectural “skin.”
- Customization for Indian Standards: While precast is a global technology, our team successfully adapted the software’s capabilities to meet specific Indian building codes and earthquake-resistant design requirements.
- Data-Driven Logistics: IMPACT provided the precision needed to manage the production and delivery schedule of hundreds of unique elements, ensuring the site never stood still.
To manage the intersection of REP technology and precast elements, IMPACT Software served as the central hub for model coordination.
A critical advantage was found in managing wet cast joints. Because these joints were highly complex, the team utilized IMPACT to supervise and resolve potential clashing between rebars protruding from various precast elements. This digital supervision ensured that the hybrid system—combining REP columns and beams with precast shear walls and slabs—could be executed on-site without delays or spatial conflicts.
Engineering Precision: The 20mm Strategy
One of the standout features of this project was our rigorous 20mm tolerance strategy. In precast construction, even a minor deviation can lead to massive delays on-site.
By implementing this strict margin for all elements (excluding staircases), we achieved:
- Seamless Erection: Every component fit perfectly on the first attempt.
- Cost Mitigation: We absorbed site-level deviations within the design phase, eliminating the need for expensive, time-consuming on-site modifications.
- Architectural Integrity: Reduced conflicts between the structural elements and the final architectural finishes.
